Laundry Inc. exists because of a gap that everybody in multifamily recognises and almost nobody owns.
Shared laundry sits in an operational blind spot — visible enough to generate complaints, never important enough to manage as a specialty business.
So it gets outsourced as a machine-placement exercise. The lobby gets renovated. The corridors get renovated. The laundry room keeps its 1980s tile and its one fluorescent fixture.
Meanwhile the operations are genuinely hard. Equipment fails in patterns. Refunds need resolving before the resident calls the super. Machines need replacing before they degrade the room.
Laundry Inc. exists because those two problems belong to the same company. Treating them as separate disciplines is why the category has stayed where it is.
The room is the product.
Traditional operators service machines. We create and operate the entire amenity.
The equipment, the service, the design, the payment experience, the dry cleaning and the vending are all part of the product. The property relationship is the business.
A laundry agreement is not permission to place machines in a basement. It is a long operating concession inside a residential asset.

Interior design
Room concepts developed from the building's own architecture and finishes.
Construction management
Single-point management of demolition, infrastructure and fit-out, with licensed trades on regulated work.
Equipment operations
Owning, installing, monitoring, pricing, servicing and replacing the equipment.
Field service
Preventive maintenance, remote diagnostics, local dispatch and parts discipline.
Resident services
Garment care, curated vending, digital payment and support that bypasses the property office.
And the data underneath
Machine, revenue and service data used to improve each property and prove performance.
Principles we will be held to.
- Property-first design. The building sets the direction. Our palette is a foundation, not a template.
- Quiet confidence. No bubbles, no cartoon machines. The room should look like it belongs.
- Operational clarity. Obvious to somebody standing there at nine at night.
- Premium but durable. Anything that cannot survive detergent, water and carts is not specified.
- Honest numbers. Better to say "it depends on your building" than publish a figure we cannot stand behind.
- Before/after proof. Every completed room is photographed to a fixed standard. The work is the argument.

Density first.
A dense service cluster in the New York metro area, before expanding geography.
A deliberate constraint. Short travel means faster dispatch, shared parts and higher first-time repair rates. A scattered footprint would buy a bigger map and a worse service.

We have not published a founding date, a property count or a client list. Doing so before those figures are real is the behaviour this brand exists to avoid.
