Dry cleaning without another stop.

The laundry room is already the one shared space every resident visits. It is the natural place to put the conveniences they leave the building for.

Section A

In-building garment care

Residents drop garments at a designated point inside the building and collect them from the same place after professional processing.

Be clear about what this is. Laundry Inc. operates a building-based collection and return service. We are not a door-to-door residential laundry pickup route, we do not collect from apartments, and we are not a dry-cleaning storefront brand. The convenience stays inside the property.

How it works for a resident

  1. One

    Drop off

    The resident tags the order by app, QR code or garment tag and leaves it in the building's locker or drop point. The deposit is timestamped and linked to the resident and the property.

  2. Two

    Collection

    Laundry Inc. or the processing partner scans the order out of the building and moves it in sealed transport. Orders are aggregated across buildings rather than collected apartment by apartment.

  3. Three

    Professional processing

    The plant receives and scans the order. Exceptions, stains and repairs are documented against the order rather than resolved silently.

  4. Four

    Return and notify

    Finished garments are scanned back into the building and assigned to a secure pickup position. The resident is notified with a pickup code. Anything unresolved stays in an exception queue with a named owner.

For property teams

What garment care asks of the building.

Very little, which is rather the point. It is designed into the laundry facility instead of becoming a second vendor relationship.

No storefront

No retail counter, no staffed hours, no signage taking over the lobby. A locker bank or drop cabinet designed as part of the room's millwork.

No staff involvement

The property office does not accept garments, hold garments, chase orders or field claims. Residents deal with us directly.

Secure custody

Locked positions, scanned handovers, hanger-return logic and resident notification, with an exception queue for anything that does not go to plan.

Vending, treated as millwork.

Everyone has forgotten the detergent. Nobody should have to look at a convenience-store machine because of it.

Vending is an extension of the amenity, not the identity of the company. It is specified into the room's joinery, screened or recessed, and lit — so it reads as a considered part of the facility rather than something wheeled in afterwards.

Assortment is measured by sales per slot. Slow inventory is removed rather than left to look neglected.

Payment readers rather than cash wherever practical, so the vending and the laundry share one resident payment experience.

One resident touchpoint. Room to add to it.

The laundry room gives us a recurring, unattended, contracted relationship with every household in the building. That is a useful place to add services from.

We are deliberately not listing services we do not currently offer. As additional unattended resident conveniences are introduced, they will appear here — grounded in what the property relationship and the operating model can actually support.

What residents notice first.

Not the material palette. The fact that the machine they wanted was free, took their phone, and finished when it said it would.

  • Card, stored-value or mobile payment at every machine
  • Machine availability and cycle status before walking down
  • A QR code on every machine that opens a service or refund request
  • Refunds resolved digitally, same day once verified
  • Proper folding surfaces, seating and light
  • Garment drop-off and collection in the same room
  • Detergent and essentials when they have been forgotten
