Nine things have to work for a laundry amenity to be good. We are responsible for all of them.

We are not an equipment company that also paints.

We are a multifamily building-services operator. The room is the product.

An equipment vendor's incentive ends at installation. Ours runs the length of the agreement — we own the machines, collect the revenue, pay the property, and answer the phone when a dryer stops.

Design and build-out

The part of the category almost nobody takes seriously, and the reason property teams call us first.

Bespoke design

Every proposal begins with the building, not the catalogue. We photograph the lobby, document the finishes, and study how the room is actually used.

Renovation and build-out

We are the single accountable project manager; properly licensed contractors perform regulated plumbing, electrical, gas and venting work. The trade plan is agreed before anything is committed.

  • Demolition and removal of the incumbent equipment
  • Plumbing, drain troughs and interceptors, supply and isolation valves
  • Electrical capacity, new circuits, network connectivity
  • Gas and dryer exhaust venting where gas equipment is selected
  • Flooring, waterproofing, walls, ceilings, painting and lighting
  • Millwork, folding tables, seating, lockers, signage and vending

Equipment and payment systems

We own and operate the machines. Residents pay the way they pay for everything else.

Equipment is sized to real demand, not floor area, and specified as a common family so parts stay shallow and first-time repair rates stay high. Payment runs on a proven multifamily platform.

Ongoing operations

A beautiful room wins the contract. Uptime keeps it.

Preventive maintenance

Scheduled room inspections catching hoses, leaks, lint accumulation, reader faults and finish damage before residents do.

Repair and dispatch

Remote diagnostics triage before a truck rolls, then a local technician with the right part already on board.

Asset discipline

Every machine carries a unique asset ID with its install date, warranty record, parts history, fault history and revenue profile.

Pricing and collections

Vend pricing managed over the contract term, with digital transaction data behind every change rather than guesswork.

Refunds

Resident refunds verified and resolved digitally, without the property office becoming the complaints desk.

Lifecycle planning

Equipment refresh and replacement planned across the life of the agreement, not deferred until the room degrades.

Dry cleaning and vending

In-building garment care

Residents leave garments at a designated point inside the building. We aggregate, route and return them, then notify the resident to collect.

This is a building-based collection and return service. Laundry Inc. is not a door-to-door residential laundry pickup route and does not collect from apartments.

Curated vending

Laundry and garment-care products first, convenience items where the property supports them. Designed in as millwork, not bolted on.

We publish the targets we operate to and report against them. Contractual guarantees come once we have the data to meet them — not before.

A QR code on every machine opens a service or refund request with the property already identified.
